Working with a team of real estate investors, contractors and City staff, Gutierrez/Associates developed a 40-unit, mixed-use housing project. Stanislaus St. is an area of downtown badly in need of improvement, and is targeted for redevelopment, so we focused on creating complimentary classic imagery and a visible commercial element fronting this arterial street. Units are mixed market-rate and low-income, utilizing a creative title approach. Parking and common areas are separate and secure for both the housing and commercial elements.
